The referenced codes should be updated to the 2018 editions. R106.1.1 <br />2. The wall bump -out enclosing the fireplace is less than 5' to the property line. The wall should be <br />shown as minimum one -hour, fire -resistive construction. A fire resistive listing and construction <br />detail/wall section should be provided on the plans. Table 302.1(1) <br />3. The roof eaves project approximately 3 feet from the property line in multiple locations per the <br />site plan. In those locations, one -hour construction is required on the underside of the eaves (see <br />alternatives and exceptions provided). In most solutions, the soffit venting will not be permitted <br />in the eaves in these locations and the roof venting should be relocated to an approved location. <br />Table R302.1(1) <br />4. A handrail should be shown at the stairs on the floor plan in compliance with Section R311.7.8. <br />5. A smoke alarm should be provided on the lower level and in the office. Section R314 <br />6. A carbon monoxide alarm should be provided on the lower level. Section R315 <br />7. The 4x4's in the crawl space should be shown as pressure treated. Section R317.1.4 <br />8. The mechanical equipment in the garage should be shown to be protected from vehicular damage <br />by a bollard or other approved protective method. M1307.3.1 <br />9. The plans should show that the building is required to undergo an air leakage test (performed by <br />a licensed 3rd party agency). The testing requirements should be shown on the plans according <br />to WA State Energy Code Section R402.4. <br />10. Duct testing is required per WA ST Energy Code Section R403.3.3 (see exceptions). The plans <br />should note the testing requirements. <br />11. Project North direction varies between architectural and structural sheets. Please update. <br />12. The plans should show a heat pump per the project energy credits.
