Foundation Plan on Sheet S1.1 should provide post sizes and connections to framing members <br />and to footings with appropriate post bases. Please provide a detail for isolated spread footings <br />and key in detail references on the Foundation Plan. R106.1.1 <br />2. Foundation plan should provide footings or sufficient design to accommodate all loads at all <br />bearing wall locations. For example, bearing wall at Office entry doorway, stairway/ pantry, and <br />mudroom. R106.1.1 <br />3. See Sheet S1.3. Provide framing information/detail of exterior wall at stairway. R106.1.1 <br />4. Please provide a detail for the guardrail/half wall framing located on the 2nd level at the Bonus <br />Room and around the proposed stairs. Guards and handrails should be able to withstand a <br />uniform load of 50 Ibs/ft or a concentrated load of 200 Ibs placed at the top of the handrail or <br />guard. Table R301.5 <br />5. See Sheet S1.3. Please provide the floor beam size located at the fireplace. R106.1.1 <br />6. See Sheet S1.3. Please provide a framing information/detail at the bearing location of 5.5x12 <br />GLB 24F floor beam located above the garage. It appears that the beam will reveal through the <br />roof and will also be required to break the wall top plate in the current situation. R106.1.1 <br />7. See Sheet S1.3. Please provide information/detail at the bearing location for floor beams sized <br />as 5.5x13.5 GLB. It appears that these beams are required to break the wall top plate. R106.1 <br />8. See Sheet S1.3, near the front entry a 3.5x9.5 PWI 1.6 LUC is being specified. Calculations <br />show a 3.5x9.5 PWLVL 1.6E. Please correct note. <br />9. Framing plans should specify joist hangers. See floor joists connecting to floor beams on the <br />Upper Floor Framing Plan Sheet S1.3. R106.1.1 <br />10. Plans should show or specify stair framing. Also, include how the floor framing on the upper <br />floor is connected at the top of the stairs. R106.1.1 <br />11. It appears that the shear walls located on each side of the garage door do not meet aspect <br />ratio. SDPWS 4.3.4 <br />12. Floor Plans and Foundation plan should specify all shear walls including length, type, and any <br />hold downs. All required hold-downs should be shown on the foundation plans and should be <br />consistent with engineering when building has been engineered.
