See Roof Framing Plan on Sheet S5. Please address the following comments: <br /> a. Plans should show the required framing of the dormers and all connections. R106.1.1 <br /> b. Specify required post for the ridge beam and all connections. <br /> c. Roof Plan shows sheathing cantilevering over 2 feet. A detail or framing should be <br /> shown to support the cantilever. Note the maximum cantilever for roof sheathing <br /> beyond the gable end wall is 9" unless supported by gable overhang framing. See <br /> Section R802.5.2.1 <br /> d. Provide framing details for the area of the stick framed vaulted ceiling, including but not <br /> limited to: <br /> i. Framing detail of the ridge beam and all connection. <br /> ii. Rafter eave detail showing connections to the wall. <br /> 2. See Sheet S4. Plans show the exterior wall at the stairway with stud heights that are greater <br /> than 10 feet and reach a height up to 18 feet. This exceeds the prescriptive heights of the IRC, <br /> see Table R602.3(5). Plans should specify the stud size and spacing requirements for this wall. <br /> Provide structural calculations showing studs to be sufficient for the height, gravity loads, and <br /> any out of plane loads. R602.3.1 <br /> 3. See Upper Floor Framing Plan on Sheet S4. Please address the following comments: <br /> a. Framing plans should specify joist hangers where required. Currently, the interior GLB <br /> appears to be a dropped beam. R106.1.1 <br /> b. The GLB located at the front entry should be pressure treated with preservative or be <br /> manufactured from naturally durable or preservative-treated wood. R317.1.5 <br /> c. Plans should show a structural framing detail for floor-to-floor shear transfer from <br /> upper-level walls to lower-level walls. For example, see details provided on Page 25 in <br /> the structural calculations. R106.1.1 and R301.2.1 <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
