Ira <br /> E V E R E T T August 29, 2023 <br /> WASHINGTON <br /> Permit record B2304-062 for the tenant improvement to create a methadone <br /> clinic at 5130 Evergreen Way is currently under review by Everett Permit <br /> Services. <br /> Per EMC 13.68.020.A,frontage improvements are triggered for this project <br /> because the valuation of the proposed project is greater than 50% of the <br /> current market value of the existing building.The project frontage along <br /> Evergreen Way is designated as a 'pedestrian'street type and requires a total <br /> minimum frontage width of 16 feet per EMC 19.33.030 Table 33-2. <br /> However, installing a 16-foot-wide frontage would result in infeasible drive aisle <br /> width and parking lot ingress and egress. Per EMC 19.33.050.D.3, I am <br /> authorized as the City Engineer to allow a modification or reduction of the <br /> public sidewalk standards when the required sidewalk improvement would <br /> create a traffic hazard or conflicts with ingress/egress locations.
