Ira
E V E R E T T August 29, 2023
WASHINGTON
Permit record B2304-062 for the tenant improvement to create a methadone
clinic at 5130 Evergreen Way is currently under review by Everett Permit
Services.
Per EMC 13.68.020.A,frontage improvements are triggered for this project
because the valuation of the proposed project is greater than 50% of the
current market value of the existing building. The project frontage along
Evergreen Way is designated as a 'pedestrian'street type and requires a total
minimum frontage width of 16 feet per EMC 19.33.030 Table 33-2.
However, installing a 16-foot-wide frontage would result in infeasible drive aisle
width and parking lot ingress and egress. Per EMC 19.33.050.D.3, I am
authorized as the City Engineer to allow a modification or reduction of the
public sidewalk standards when the required sidewalk improvement would
create a traffic hazard or conflicts with ingress/egress locations. I am therefore
granting the modification to allow a frontage improvement width consistent
with existing conditions in order to accommodate the parking lot ingress/egress
needs on-site.Therefore, no frontage improvements will be required on this
project. The Public Works Inspector has the authority to require driveway
and/or sidewalk panel replacement during construction as necessary due to
ADA requirements or poor conditions observed in the field, although none are
anticipated at this time.
If the building is removed or the property is redeveloped in the future, the
parking lot and frontage shall be brought to standards current at that time.
Tom Hood
PERMIT SERVICES City Engineer
Q3200 Cedar Street •
Everett,WA 98201
0 425.257.8810
8 a.m.-12 p.m.&1 p.m.-3 p.m.
PermitServices@everettwa.gov
everettwa.gov/permits
