Ms. Melissa Martorano
Ware Malcomb
Plan Check Number: B2304-062, First Building Review
April 19, 2023
Architectural
1. Sheet I000 specifies the Construction Type as "II-B". The type should be"V-B" based on a
review of the available records. Alternatively, documentation should be submitted
substantiating the"II-B"classification. See IBC Sections 602.1, 602.2, and 602.5.
a. RESPONSE: The building type has been updated to reflect V-B on the Title Sheet,
I000.
2. The north arrow on the plans points upward on the sheets. The Plan North direction should be
oriented to point right. See IBC Section 107.2.1.
a. RESPONSE: The North Arrow has been updated on all views to be oriented to point
right.
3. Doors 101E, 131, and 138 should be reviewed to verify they provide the required minimum
latch-side clearance. The minimum clearance should be specified at each location. See IBC
Section 1101.2 and ICC A117.1-09 Figure 404.2.3.2.
a. RESPONSE: Doors 101E, 131, and 138 have all been reviewed and verified that they
do provide the minimum latch-side clearance. This has been shown on the plans
indicated with new dimensions on each of the doors.
4. The project involves a Level 3 Alternation as defined by IEBC Section 604.1. The building
exterior envelope should comply with the requirements for new construction per WSEC Section
C402. Details for the components of the exterior envelop should be included. Note that
portions of the building may not be feasible to reconfigure, including but not limited to slab
insulation and thermal isolation per WSEC Section C402.2.6. Additional insulation may be
provided complying with Section C402.1.5 in lieu of modifying these components.
a. RESPONSE: This comment has been addressed with the addition of the furring wall
detail and legend. The legend states that"Existing exterior wall with new furring
shall be provided with R13 insulation with one (1) layer of 5/8" gypsum board to 6"
above ceiling and continue insulation (only) to deck above. The furring shall continue
above and below windows which are not full height gypsum board to wrap window
frame at sill, jamb, and head. Our vertical fenestration area (not including opaque
doors and opaque spandrel panels) equals 13.6 percent of the gross above-grade
wall area, meeting the requirement not exceeding 30 percent.
5. Continuing with the previous comment, the project involves removing finishes and exposing the
cavities for the exterior furred walls and ceiling/roof. Insulation should be specified in the
exposed cavities as required by WSEC Sections C402 and C503.1. See IBC Section 101.4.7 and
IEBC Section 907.1.
a. RESPONSE: In addition to the above noted items, the addition of keynote number
406, on sheet I120 states that there shall be insulation provided above ceiling,
within the building attic space.
O3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
Page 2 of 3
