I have been coordinating with Code Enforcement Officer Cunningham <br /> regarding the unpermitted site work (clearing/grading)that occurred on the property. He shared with me the <br /> 2021 reconnaissance study that was performed by Wetland Resources, Inc. As stated in the 7/11/2023 <br /> Corrective Action Notice associated with CE23-0335, additional information is needed from your consulting <br /> biologist. A full Critical Areas Delineation Report with a Mitigation Plan is required and should be included with a <br /> separate Public Works permit submittal in order to address the unpermitted clearing/grading and any expansion <br /> of structures within the Critical Areas or their protective buffers. Further, it is unclear if the rear deck is new. <br /> Please confirm or provide photos that this structure existed prior to the site work. <br /> At this time, this permit application is on hold for further Planning review until the requested information is received <br /> and submitted to address the unpermitted clearing and grading on the property. I do not anticipate Planning issues <br /> regarding the roof enclosure of the front entry courtyard. <br /> Please update the Site Plan according to the Site Plan Requirements listed in the residential construction submittal <br /> checklist, including Critical Areas information. Re-submittal instructions are outlined here; please submit at minimum 2 <br /> copies of any revised documents/plans. If you have Planning related questions, please contact me directly via email or <br /> the Planner on Duty at Planning@everettwa.gov.The Unified Development Code is available online, here: <br /> https://everett.municipal.codes/EMC/19. Critical Areas Regulations are outlined in EMC 19.37. <br /> These comments are only related to the land use code and do not account for all possible requirements from other <br /> departments.
