According to an AgACIS WETS table analysis, the three months leading up to the August 2023 <br /> investigation were significantly drier than the 30-year average prior (1992-2022). Therefore, <br /> observations of hydrophytic vegetation and hydric soil indicators had greater consideration than <br /> presence of hydrology during delineation. <br /> 4.0 CRITICAL AREAS FINDINGS <br /> WRI was contracted by the applicant to identify critical areas within the vicinity of the subject <br /> property. Field delineation occurred on August 1, 2023. One wetland (Wetland A)was identified <br /> on the property. This feature is depicted on the attached Critical Areas Determination Map (See <br /> Appendix C). <br /> 4.1 REVIEW OF EXISTING INFORMATION <br /> Prior to conducting the site investigation, public resource information was reviewed to gather <br /> background information on the subject property and the surrounding area in regard to wetlands, <br /> streams, and other critical areas. These sources included the following: <br /> • USDA/Natural Resources Conservation Service (NRCS) Web Soil Survey The Web Soil <br /> Survey indicates that the entire subject property is underlain by Alderwood-Urban land <br /> complex, 2 to 8 percent slopes. <br /> • United States Fish and Wildlife Service(USFWS)National Wetlands Inventory The NWI map <br /> does not map any features on site. A depressional wetland (PEM 1 C) is identified approximate <br /> 333 feet to the west, across 21St Avenue SE. <br /> • Washington Department of Fish and Wildlife (WDFW) SalmonScape Interactive Mapping <br /> System: This resource does not map any features within the vicinity of the property. <br /> • WDFW Priority Habitat and Species (PHS) Interactive Ma: The PHS Interactive Map does <br /> not identify any critical areas on site. This resource maps the same depressional wetland as <br /> NWI in approximately the same location. <br /> • Washington Department of Natural Resources (WA DNR) Forest Practices Application <br /> Mapping Tool: This resource does not map any features within the vicinity of the subject <br /> property. <br /> • Snohomish County Planning and Development Services (PDS) Map Portal: The PDS Map <br /> Portal does not identify any features on site. The same depressional wetland identified by NWI <br /> and PHS is shown in approximately the same location, 333 feet to the northwest. A detention <br /> pond is shown three parcels to the west, draining south across 100th Street SE. <br /> • City of Everett Interactive GIS portal: This resource maps an on-site wetland (94-014) <br /> extending off-site to the west of the central western property boundary.
