41"r • • <br /> PUBLIC WORKS <br /> • Add a narrative for Element 13: Low Impact Development, and include <br /> your BMP selection (options to satisfy this element include the following <br /> BMP#'s: C102, C103, C200, C207, C208, C231, C233, C234). <br /> iii. MR#5: On-Site Stormwater Management <br /> • Project soils that are unsuitable for infiltration for the purposes of meeting <br /> flow control requirements (MR#7) may be feasible for on-site stottuwater <br /> management BMPs to meet MR#5. The geotechnical information <br /> provided to this point does not adequately address the infeasibility criteria <br /> for on-site stormwater management BMPs—for these BMPs to be deemed <br /> infeasible, one or more of the specific infeasibility criteria must be cited <br /> for each BMP in List#2. <br /> • For each type of surface in List #2 (lawn & landscaped, roofs, and other <br /> hard surfaces), the BMPs must be evaluated in the order given in the list <br /> for the feasibility of each on-site stormwater management BMP. The <br /> feasibility criteria to be used are those given for each type of BMP in the <br /> appropriate section of the Stormwater Management Manual. <br /> iv. MR#6: Runoff Treatment <br /> • Per existing code,the site's new and replaced surfaces must be considered <br /> to determine if the 5,000 square foot threshold is met for runoff treatment <br /> —the 3,604 sf number doesn't appear to change,but"plus replaced"needs <br /> to be added to this section so it's clear that replaced surfaces are also being <br /> considered. <br /> v. MR#7: Flow Control <br /> • It appears that MR#7 will be triggered when new plus replaced surfaces are <br /> considered. <br /> vi. MR#9: Operation and Maintenance <br /> • If MRs #6 or #7 must be met for this project, then maintenance and <br /> operation information for the stormwater facilities must be provided in a <br /> separate document entitled "Maintenance and Operations Manual". This <br /> document must include a first page indicating the party responsible for <br /> maintenance and operation. In addition, the following language shall also <br /> be included in both the M&O manual and the drainage report. <br /> o A copy of the maintenance and operations manual shall be retained <br /> on-site or within reasonable access to the site and shall be <br /> transferred with the property to any new owner. A log of <br /> maintenance activities that indicate what actions were taken shall <br /> be kept and be available for inspection by the City of Everett upon <br /> request. <br /> o In addition to the maintenance checklists provided in the <br /> Stormwater Management Manual, the three checklists found at the <br /> end of Section 4 of the DCSS must also be included as applicable. <br /> Page 3 of 5 <br />
