• • <br /> 4. <br /> a. MR#5: On-Site Stormwater Management <br /> Project soils that are unsuitable for infiltration for the purposes of meeting flow control requirements (MR#7) may be <br /> feasible for on-site stormwater management BMPs to meet MR#5. The geotechnical information provided to this point <br /> does not adequately address the infeasibility criteria for on-site stormwater management BMPs—for these BMPs to be <br /> deemed infeasible,one or more of the specific infeasibility criteria must be cited for each BMP in List#2. <br /> Additional information has been provided in the drainage report to address how the LID BMPS were selected <br /> and deemed infeasible. <br /> b. For each type of surface in List#2(lawn&landscaped,roofs,and other hard surfaces),the BMPs must be evaluated <br /> in the order given in the list for the feasibility of each on-site stormwater management BMP. The feasibility criteria to <br /> be used are those given for each type of BMP in the appropriate section of the Stormwater Management Manual. <br /> The drainage report has been updated to provide an evaluation of each applicable LID BMP option. <br /> 5. MR#6: Runoff Treatment <br /> Per existing code,the site's new and replaced surfaces must be considered to determine if the 5,000 square foot threshold <br /> is met for runoff treatment—the 3,604-sf number doesn't appear to change, but"plus replaced"needs to be added to this <br /> section so it's clear that replaced surfaces are also being considered. <br /> 3,604 corrected to 2,985. <br /> 6. MR#7: Flow Control <br /> It appears that MR#7 will be triggered when new plus replaced surfaces are considered. <br /> MR#7 added to drainage report. <br /> 7. MR#9: Operation and Maintenance <br /> a. If MRs#6 or#7 must be met for this project, then maintenance and operation information for the stormwater <br /> facilities must be provided in a separate document entitled"Maintenance and Operations Manual". This document <br /> must include a first page indicating the party responsible for maintenance and operation. In addition,the following <br /> language shall also be included in both the M&O manual and the drainage report. <br /> A O&M SECTION HAS BEEN ADDED TO THE REPORT. <br /> b. A copy of the maintenance and operations manual shall be retained on-site or within reasonable access to the site <br /> and shall be transferred with the property to any new owner. A log of maintenance activities that indicate what actions <br /> were taken Shall be kept and be available for inspection by the City of Everett upon request. <br /> Noted. <br /> c. In addition to the maintenance checklists provided in the Stormwater Management Manual,the three checklists <br /> found at the end of Section 4 of the DCSS must also be included as applicable, <br /> Noted/provided. <br /> CIVIL PLANS <br /> 1. The outlet,pipe from the wetland to the west of this project crosses the northeast corner of proposed lot 1. A minimum of 5' <br /> from the edge of this pipe shall be dedicated in a private drainage easement granted to the adjacent property owner at 10518 <br /> 13th Ave W,where the pipe originates. <br /> Privat drainage easement to benefit TPN:00552500003200 added. <br /> 2. The existing pipe information for the 18"storm drain along the frontage of this project indicates the pipe is corrugated metal <br /> on all the plan views. However,the detail of CB#2 on the profile view indicates the pipe is CPEP.
