• •
b. The drawings should include penetration details for the walls separating the dwelling and
the lobby. See IBC Section 714.4.
c. Wall Type "W2" indicates an STC rating of 30 to 34. However, the listed assembly GA
File No. WP3605 does not indicate this rating. The walls separating the dwelling and the
lobby are required to have a minimum rating of 50. See IBC Section 1206.2.
Response#4:
See sheet A-1.1 for wall types specified on detail 2, as well as, revised wall type "W2" to
indicated STC rating of 50 minimum.
5. Correction#5:
The proposed construction will require repair to the horizontal assembly. The assembly
requires a minimum one-hour construction. The required construction should be determined
based on the configuration of the building, and a detail included in the construction drawings.
See IBC Section 420.2 and Table 601.
Response#5:
See sheet A-1.1 for W1 and W2 1-hr wall types indicated on detail 2.
6. Correction#6:
Proposed Plan 2/A-1.1 and the Door Schedule on Sheet A-2.1 specify a new 20-minute rated
door between the stair shaft and the West Lobby. In addition, the door appears to be depicted
as having a window per the plan. The stairway should be a shaft constructed as fire barriers
with a minimum 2-hour rating per IBC Sections 713.2 and 713.4,respectively. The door should
have a minimum 90-minute rating per Table 716.1(2). The door is not allowed to have a
window unless it complies with the requirements and limits for a vision panel.
Response#6:
See sheet A-1.1 and A-2.1 for revised stairway scope to remain the same.
Egress:
7. Correction#7:
The Existing and Proposed Plans on Sheet A-1.1 includes installing a new door between the
stairway and West Lobby. The door is located within one foot of the stairs and the north side of
the stairs does not show a handrail. The building was originally permitted under the 2012 IBC
and required a handrail on both sides;this requirement is still in effect even if the handrail was
not installed during the original construction. The required handrail should be specified on the
north side. Details for its construction should be specified. The door must comply with the
minimum opening requirements or be eliminated. See IBC Sections 1005.3.2, 1010.1.1,
1011.11, 1014.2,and 1014.6.
Response#7:
See sheet A-1.1 and A-2.1 for revised stairway scope to remain the same.
Accessibility
8. Correction#8:
The project proposes converting the single bedroom unit to a studio unit. The original building
design included Type A units as required by IBC Section 1107.6.2.2.1. The provided number
and distribution of units may be impacted by the proposed design. An analysis should be
performed to verify that the minimum number and distribution of units has been maintained.
