The construction drawings have information that conflicts with the record drawings for the <br /> building available on the City of Everett website. The record drawings should be reviewed and <br /> the proposed design revised. See additional comments included in this review letter. <br /> 2. Sheet A-0.1 states the occupancy classification as"R-3". The occupancy classification is <br /> specified as"R-2 on Sheet A001 of the record drawings. See IBC Section 602.1. <br /> 3. Sheet A-0.1 states the building construction type as NB assumed". The construction type is <br /> specified as Type NA"on Sheet A001 of the record drawings. See IBC Section 310.3. <br /> Fire Protection: <br /> 4. The existing bedroom is being converted to additional space for the west lobby. Wall Type <br /> "WW2" providing a one-hour rating is specified only at the door infill. The following comments <br /> should be addressed: <br /> a. The wall type should be specified along all walls separating the dwelling from the lobby. <br /> See IBC Section 420.2. <br /> b. The drawings should include penetration details for the walls separating the dwelling and <br /> the lobby. See IBC Section 714.4. <br /> c. Wall Type "W2" indicates an STC rating of 30 to 34. However, the listed assembly GA File <br /> No. WP3605 does not indicate this rating. The walls separating the dwelling and the lobby <br /> are required to have a minimum rating of 50. See IBC Section 1206.2. <br /> 5. The proposed construction will require repair to the horizontal assembly. The assembly <br /> requires a minimum one-hour construction. The required construction should be determined <br /> based on the configuration of the building, and a detail included in the construction drawings. <br /> See IBC Section 420.2 and Table 601. <br /> 6. Proposed Plan 2/A-1.1 and the Door Schedule on Sheet A-2.1 specify a new 20-minute rated <br /> door between the stair shaft and the West Lobby. In addition, the door appears to be depicted <br /> as having a window per the plan. The stairway should be a shaft constructed as fire barriers <br /> with a minimum 2-hour rating per IBC Sections 713.2 and 713.4, respectively. The door should <br /> have a minimum 90-minute rating per Table 716.1(2). The door is not allowed to have a <br /> window unless it complies with the requirements and limits for a vision panel. <br /> Egress: <br /> 7. The Existing and Proposed Plans on Sheet A-1.1 includes installing a new door between the <br /> stairway and West Lobby. The door is located within one foot of the stairs and the north side <br /> of the stairs does not show a handrail. The building was originally permitted under the 2012 <br /> IBC and required a handrail on both sides; this requirement is still in effect even if the handrail <br /> was not installed during the original construction.
