Plans appear to be not to the scale specified on the plans. Plans should <br />be updated. R106.1.1 <br />2. See elevations and sections. Plans should specify the roof pitch and floor heights. Plans should <br />specify the height of the basement level. R106.1.1 <br />3. See Sections on Sheet A-5. Required insulation should be specified for all exterior walls, floors, <br />and ceiling/roof cavities per WSEC Table 402.1.1 and modifications per the selected Energy <br />Credit 1.3 in Table R406.3. <br />4. See Typical Wall to Roof Connection on Sheet S3 and cross sections on Sheet A-5. A minimum <br />1" air gap should be provided between the insulation and roof sheathing per Section R806.3. <br />5. See Elevations on Sheet A-3 and A-4. Elevations should be updated to show the deck guard rail <br />and stair guards. R106.1.1 <br />Structural <br />1. See the rear deck on Sheet S2 and A-1. The deck and location of the stairs do not match. <br />Sheet S2 should be updated to match Sheet A-1 and required framing and footings should be <br />specified. A deck ledger and connections should also be included on the plans. R106.1.1 <br />2. Details for the construction of the stairs should be included. The joist spacing and spans should <br />not exceed Table R507.6 considering a minimum 60 psf live load. Joists should be based on the <br />net depth after notching for stairs. Sistered framing is recommended to control deflections for <br />long spans; fasteners should be specified. See Sections R106.1.1 and R301.1. <br />3. See Sheet S2. Detail B/S2 is specified on the plans at locations where it appears to not apply <br />including but not limited to the front wall where sections show a retaining wall. <br />4. See retaining wall calculations. Address the following: <br />a. Retaining walls should be designed to resist sliding and overturning with a minimum <br />safety factor of 1.5 in each case. See IBC Section 1807.2.3 for more information. <br />b. Concrete strength (f'c=4,000 psi) should be specified on the plans. It appears that <br />Special Inspection is required per IBC Section 1705.3. A statement on special <br />inspections has not been provided and should be provided on the plans. The <br />statement should include a table listing each type of special inspection and should <br />specify the extent of each inspection (e.g., continuous, periodic) per IBC Section <br />1704.3.1. <br />5. See Foundation Reinforcing Table and Detail on Sheet S2. Address the following: <br />a. Detail should be updated to include distances for minimum concrete cover. <br />b.
