Please review and respond to the comments <br />below. <br />1. The construction drawings should include all levels of the house. At a minimum, the plans should <br />show the walls, doors, egress routes, windows including egress windows, smoke and CO alarms, <br />and use of each room. It appears that a lower basement level is being created with the use of <br />retaining walls taller than 4 feet in height. See Sections A and B on Sheet A-5. Structural details <br />and calculations should be submitted to show the construction of retaining walls. R106.1.1 <br />2. The project appears to include new stairs. Details for the construction should be included. The <br />stringers should comply with the joist span tables considering the net depth after notching for <br />steps. The stair rise and run, and width, should be specified. A section showing the headroom <br />clearances should be provided. Landings are required at the top and bottom. Include details for <br />the guards. Handrails should be provided. Structural modifications may be required. See IRC <br />Section R311.7. <br />3. Handrails should be specified for all stairways. See IRC Section R311.7.8. <br />4. Guard details should be included in the construction drawings. The guards should comply with <br />IRC Section R312.1. The guards, connections to the supporting framing, and the supporting <br />framing should be designed to resist a minimum 200-pound load per Table R301.5. <br />5. Insulation should be specified for ceiling/roof cavities per WSEC Table 402.1.1. <br />6. The deck should be provided with vertical and lateral connections to the existing building per IRC <br />Section R507.9. Details should be included in the drawings. <br />In order for the processing of your application to continue, it will be necessary to provide the Building <br />Division with two new sets of revised construction documents reflecting the corrections requested. <br />Please include a response letter which indicates how the corrections were resolved. <br />These initial comments are general in nature and based on preliminary information. Additional <br />comments will typically be generated once a complete submission is reviewed.
