Please review and respond to the comments below. 1. The construction drawings should include all levels of the house. At a minimum, the plans should show the walls, doors, egress routes, windows including egress windows, smoke and CO alarms, and use of each room. It appears that a lower basement level is being created with the use of retaining walls taller than 4 feet in height. See Sections A and B on Sheet A-5. Structural details and calculations should be submitted to show the construction of retaining walls. R106.1.1 2. The project appears to include new stairs. Details for the construction should be included. The stringers should comply with the joist span tables considering the net depth after notching for steps. The stair rise and run, and width, should be specified. A section showing the headroom clearances should be provided. Landings are required at the top and bottom. Include details for the guards. Handrails should be provided. Structural modifications may be required. See IRC Section R311.7. 3. Handrails should be specified for all stairways. See IRC Section R311.7.8. 4. Guard details should be included in the construction drawings. The guards should comply with IRC Section R312.1. The guards, connections to the supporting framing, and the supporting framing should be designed to resist a minimum 200-pound load per Table R301.5. 5. Insulation should be specified for ceiling/roof cavities per WSEC Table 402.1.1. 6. The deck should be provided with vertical and lateral connections to the existing building per IRC Section R507.9. Details should be included in the drawings. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new sets of revised construction documents reflecting the corrections requested. Please include a response letter which indicates how the corrections were resolved. These initial comments are general in nature and based on preliminary information. Additional comments will typically be generated once a complete submission is reviewed.
