However, the submitted documents are not <br /> sufficiently developed for us to perform a comprehensive review at this time. <br /> Information is attached to provide guidance. Revised construction-level documents should be submitted for <br /> review. Two complete sets of the revised drawings should be submitted to replace the previously submitted <br /> drawing sets. Preliminary comments are provided below to assist in revising the drawings, but these are not <br /> intended to provide a comprehensive review. The resubmittal documents should include an itemized <br /> response letter clarifying how the review comments below have been addressed. Depending on your <br /> experience with the adopted codes and preparing documents, we recommend consulting with a design <br /> professional to assist you. <br /> Intake Review Comments: <br /> 1. The project should specify the applicable building codes, including but not limited to the 2018 IRC, 2018 <br /> WSEC, and the 2018 IBC. See Section R106.1.1 and EMC Section 16.005.030. <br /> 2. The submitted drawings appear to include prior unpermitted work. The drawings are not consistent with <br /> photography available on the real-estate website Redfin.com as shown in the attached document; photos <br /> were taken circa June 2021. The drawings should be revised to show all previous unpermitted work as <br /> new work; all new work is required to comply with the current code requirements. Alternatively, the <br /> drawings should show the removal of unpermitted work and restoration of the building to its previous <br /> legally permitted condition. See IRC Sections R102.7.1, R105.1, and R113.1. <br /> 3. Continuing with the previous comment, the drawings should clearly delineate between existing and new <br /> work using established drafting standards. All demolition should be shown on the existing floor plans. All <br /> new construction should be shown on the new floor plan. Where the proposed project includes <br /> modifications existing building components (e.g., gypsum wall board, insulation, etc.), these components <br /> should be similarly delineated from existing component that are not being altered. See IRC Section <br /> R106.1.1. <br /> 4. The house is subject to Code Enforcement (CE) action. The CE department has been notified to open a <br /> case file. See IRC Section R105.1 and R113.2. <br /> 5. The proposed project involves converting a single-family residence into an adult family home (AFH). The <br /> submittal documents are required to include the AFH checklist. The checklist should include a floor plan <br /> 1 <br />
