Site Plan.The site plan must be drawn to meet the minimum residential site plan checklist requirements <br /> including but not limited to: lot coverage calculations including percentage,existing/proposed conditions, <br /> setbacks, rockeries and retaining walls,etc. Please refer to the checklist for complete details. Please revise the <br /> Site Plan to depict the standard setbacks applicable to the R-2 zone,as specified in EMC 19.06.020. Note:the <br /> scope of work on the application includes the removal of the existing deck. Please clarify on the site plan the <br /> location and dimensions of the existing deck and stairs. <br /> 2. Setbacks and Height. Please demonstrate how the structure can meet the"Exceptions to building or structure <br /> placement requirements"in EMC 19.06.030.B.1. In order to place the deck and steps within the rear 20-foot <br /> setback, please demonstrate that the structure will be no higher than ten feet above existing grade and <br /> uncovered per EMC 19.06.030.B.1.b. <br /> For reference,the residential construction submittal checklist is available online and includes the residential site plan <br /> checklist and building height handout. Re-submittal instructions are outlined here; please submit at minimum 2 copies <br /> of any revised documents/plans.
