Site Plan.The site plan must be revised to show the following: existing deck and setbacks. <br /> a. Please clarify on the site plan the location and dimensions of the existing deck and stairs, as the removal <br /> of these structures are included in the scope of the proposal. <br /> b. Please revise the Site Plan to depict the standard setbacks applicable to the R-2 zone, as specified in <br /> EMC 19.06.020. Please note the front and rear setbacks are 20 feet and the side, interior setbacks are 5 <br /> feet in the R-2 zone. I have provided a rough,approximate map example of the setbacks Planning is <br /> looking for on the Site Plan for this property. <br /> 2. Setbacks and Height. Please demonstrate how the structure can meet the "Exceptions to building or structure <br /> placement requirements" in EMC 19.06.030.6.1,which states the following: <br /> 19.06.030-Exceptions to building or structure placement requirements. <br /> B. Porches, Decks and Steps. <br /> 1. Rear or Side Setback. <br /> a. No setback from rear or side lot lines if no higher than forty-two inches above <br /> the existing grade. <br /> b. Setback in rear may be reduced fifty percent, or six feet, whichever is more <br /> permissive, if no higher than ten feet above existing grade and if uncovered(i.e., no <br /> roof). <br /> As depicted,the proposal is not approvable by Planning as the proposed deck will be approximately 11'3"tall <br /> from grade and approximately 18'6" from the rear property line,thus within the rear setback. <br /> For reference,the residential construction submittal checklist is available online and includes the residential site plan <br /> checklist and building height handout. Re-submittal instructions are outlined here; please submit at minimum 2 copies <br /> of any revised documents/plans.
