The project specifies the applicable building code as the 2018 IRC, and lists the Occupancy <br />Group and Construction Type as "R-3" and "VB", respectively. These are IBC classifications that <br />do not apply to IRC construction. These should be revised to "IRC', or these line items can be <br />removed. <br />2. The house is subject to Code Enforcement action per File No. CE21-0928. The drawings to not <br />provide sufficient information to address the unpermitted conditions and should be revised. See <br />IRC Section R105.1 and R113.2. Unpermitted conditions appear to include but are not limited <br />to: <br />a. Updating of electrical throughout the house. <br />b. Installation of in -wall heaters. <br />c. New kitchen plumbing, including sink and dishwasher. <br />d. New kitchen range exhaust fan. <br />e. New kitchen window. <br />f. Reconfiguration of main bathroom, including construction of walk-in shower. The shower <br />clearance is not compliant. New exhaust fan. <br />g. Replumbing of secondary bathroom including replacement of fixtures. New exhaust fan. <br />h. New plumbing and electrical for the laundry closet. <br />i. The submitted drawings conflict with the SnoCo record, indicating three bedrooms instead <br />of two. The small bedroom does not have a code -compliant emergency egress window. <br />j. Converting the storage room to habitable space. <br />k. Construction of stairs and landing for the storage room (accessed through the carport). <br />I. Modifications to the construction of the front porch roof structure, specifically removal of <br />posts. <br />Architectural <br />1. The bedrooms should have emergency egress openings. The minimum opening dimensions and <br />area, and maximum bottom sill opening height of the floor, should be specified. Structural <br />modifications may be required. See IRC Section R310. <br />2. The project appears to include adding stairs in the carport. Details for the construction should <br />be included. The stair rise and run, and width, should be specified. Handrails should be <br />provided. Landings are required. See IRC Section R311.7. <br />3. Smoke and CO alarms should include a note requiring the alarms to be hardwired, <br />interconnected, and provided with back-up battery power. See Sections R314 and R315. <br />4. The project appears to involve increasing the conditioned space by converting the storage <br />room. Energy credits are required per WSEC Section R406. The required number of credits <br />should be normalized per Table R406.2. A schedule of the selected credits should be included in <br />the drawings.
