doorway would appear to be needed to exit the space. Please note that leaving an operable
partition open would not satisfy this requirement as this would no longer be considered a
classroom and be considered part of the circulation. Please revise plans as required. If
accordion doors are to be the designated means of egress component, please provide additional
information such that the provisions of IBC 1010.1.4.3 are satisfied. IBC 1006.2, 1010.1.2,
1010.1.4.3.
3. On Sheet A0.2, the addition of movable partitions appears to require validation of exit access
doorways for multiple occupancy loads and configurations. For instance, the combined
occupant load of Classroom 1 and 2 (and Classroom 3 is enclosed) or Classroom 2 and 3 (and
Classroom 1 is enclosed) would have a combined occupant load of 76 and 78, respectively. Per
IBC 1006.2.1, these occupant loads exceed 49 and would require another exit access doorway.
Please update plans as required.
4. Please identify panic hardware on doors in the door schedule where occupant loads greater than
or equal to 50 are passing through on Sheet A6.0 as this appears to be missing from the plans.
IBC 1010.1.10.
5. On Sheet A2.0, Storage Room 129 and Cry Room 127 have a window between the (2) spaces. The
Wall Type is indicated to be W2. Please clarify as it would appear that wall W2 is intended to be
between these spaces. IBC 107.2.1.
STRUCTURAL
1. It is unclear if the existing steel roof framing along Grid 2 is adequate with the removal of the
posts near Grid C and D. Please verify with additional calculations as required. IBC 1604.
RESUBMITTAL REQUIREMENTS
In order for the processing of your application to continue, it will be necessary to provide the Building
Division with the following items:
❑ (2) New, complete sets of revised construction documents reflecting the corrections as
required.
❑ (1) Response letter detailing how the corrections were resolved.
All codes cited refer to the 2018 International Building Code (IBC), 2018 International Existing Building
Code (IEBC), the 2018 International Fire Code (IFC), the 2018 International Mechanical Code (IMC),
and/or the 2018 Washington State Energy Code (WSEC), as amended by the State of Washington and
adopted by the City of Everett.
