Upon submittal of the revised documents, your application <br /> will be given priority and the review will recommence. <br /> General <br /> 1. The proposed project appears intended to comply with the requirements of the 2015 <br /> International Residential Code. The code should be specified in the construction drawings. See <br /> the Everett Municipal Code Section 16.005.030 Article A. <br /> 2. Continuing with the previous comment, the proposed modifications to the existing building <br /> framing may not comply with the prescriptive limitations of the IRC. Assemblies, framing, and <br /> connections that do not comply should be designed per accepted engineering practice (e.g., IBC <br /> and reference structural standards, etc.). Structural calculations substantiating the design <br /> should be submitted for review. Special inspections may be required per IBC Chapter 17. See <br /> Section R301.1.3 and IBC Section 1604.1, and additional comments below. <br /> 3. Work requiring additional permits should be listed. Additional permits may include, but are not <br /> limited to, electrical, mechanical, and plumbing. See Section R106.1.1. <br /> 4. The construction drawings should clearly delineate between the existing and new construction. <br /> For example, most windows are presumed to be existing, but only the east master bedroom <br /> window is identified as existing, and the window in the new master bathroom is presumed to be <br /> new. The door between the master bedroom and the stairs appears to be new but is not <br /> identified. The construction documents should use drafting conventions that distinguish the <br /> new work. A note should be included on all sheets stating that all work is existing unless noted <br /> otherwise. See Section R106.1.1. <br /> 5. The building as shown in the proposed construction drawings appears to have additional walls <br /> that have been added or modified, notably at the Lower Floor plan to create the second illegal <br /> dwelling unit at this level. Modifications that have been previously performed without a permit <br /> should be shown in the drawings as new construction and should comply with the full <br /> requirements of the 2015 IRC. The applicant is responsible for investigating and identifying all <br /> unpermitted work that has been performed. See Sections R102.7.1, R105.1, R105.4, 106.1.1, <br /> and R113. <br /> 6. Sheet 1 shows the removal of an existing deck. Photo documentation indicates that this <br /> structure extends up to the main roof level and is at least partially enclosed. The demolition of <br /> this structure should be shown on all sheets. See Section R106.1.1. <br /> 7. Photo-documentation appears to indicate that the roof on the front of the garage has been <br /> extended. This building addition should be shown if present and design to comply with the IRC, <br /> or identified for demolition.
