The project includes an illegal kitchen that is being removed. The kitchen is presumed to <br /> include a hood for the range. Each dwelling unit is limited to one kitchen unless a variance is <br /> approved by the Planning Department (EMC). The hood should be identified for demolition to <br /> prevent the installation of cooking appliances. See Section R106.1.1 <br /> 2. The bedrooms on the Lower Floor Plan cannot be confirmed as existing. The location, size, and <br /> bottom sill height of all windows should be specified in the drawings. The windows should <br /> comply with the requirements for emergency escape windows per Section R310. The note to <br /> "VERIFY EGRESS" is not sufficient to address these requirements. <br /> 3. Details for the construction of all walls (i.e., interior and exterior, bearing and nonbearing) <br /> should be provided. Walls should include fire blocking per Section R302.11. <br /> 4. Details for the exterior wall infills should be provided. The exterior walls should be covered with <br /> a weather-resistant materials per Section R703, including a barrier per Section R703.2. Wall <br /> should specify insulation per WSEC Table R402.1.1. <br /> 5. The drawings include demolition of an unpermitted structure on the east side of the building. <br /> The existing structure to-remain should be repaired at the interface with the demolished <br /> structure to provide an intact weather barrier. See Sections R703 and R903. <br /> Structural <br /> 1. The drawings specify removal of load bearing walls at the Main Floor Plan on Sheet 2 and new <br /> gravity framing to support the roof. See Section R301.1.3 and IBC Chapter 16. The following <br /> comments should be addressed: <br /> a. The proposed construction is not clear. The drawings should include a roof framing plan <br /> showing all new and existing framing. The long-span beam appears to specify two sizes. <br /> Footnote 7 indicates a new 4x10 beam, but the location is not clear. See IBC Section <br /> 1603.1. <br /> b. Continuing with the previous comment, the framing plans should include a complete load <br /> path to the foundation. Supporting posts and foundations should be provided. See IBC <br /> Sections 1603.1 and 1604.4. <br /> c. Details should be provided connecting all framing members. The make and model of <br /> proprietary connections should be specified when used. See IBC Section 107.2.1. <br /> d. Calculations substantiating the modified framing and connections should be submitted for <br /> review. See IBC Sections 1604.1 and 1604.2. <br /> 2. The drawings indicate that the existing deck will be demolished and rebuilt. The note provided <br /> on the plans is not adequate to perform this work. Framing plans should be provided for the <br /> design deck complying with Section R507.
