Exhibit A (Scope of Work) <br />SCOPE OF WORK <br />Project Description: <br />Work is as described in City of Everett Request for Qualifications, RFQ No.2023-093. South Police Precinct <br />HVAC Controls Replacement and Repairs: Replace the existing HVAC controls at the South Police Precinct <br />located at 1121 SE Everett Mall Way, Everett, WA 98208. The scope includes design, engineering, <br />permitting, construction documents, and construction administration for the replacement of HVAC <br />controls and the needed modifications and repairs to the HVAC system on the first floor. <br />Scope of Services: <br />Design Phase: Provide engineering, plans, and specifications to allow for project permitting, bidding and <br />construction. Documents will be submitted for your review at the following phases: schematic design, <br />design development, permit, and construction document phases. Construction cost estimates are <br />included, as are project schedules. Our work includes submitting plans for permitting and coordinating <br />the work with City of Everett staff. <br />City staff will provide the Division 00 specification documents (i.e. contract, general conditions, bid form, <br />etc.) and portions of Division 01, which we will incorporate into the bid package. <br />Three site meetings are included, and other design meetings are anticipated to be virtual. <br />City staff to provide hazardous materials survey is included; It will include a review of only those areas <br />required to accomplish the project work. <br />A review of compliance with the State Building Performance Standard Compliance will be provided. <br />Electrical metering is anticipated at the one buildings. <br />Bid Phase: Services include attendance at the pre-bid meeting, issuing any required addenda, and a <br />review of bids. <br />Construction Phase: Services include attendance at the pre-construction meeting, review of submittals, <br />substitutions requests, site visits (and meetings) during construction, general coordination, responding <br />to contractor requests for information (RFI’s), punchlist review, final back check review, and a review of <br />closeout documents. 10 site visits are included for construction support. <br />Proposed Fee: <br />Basic Services: We propose to provide our basic design, bid and construction services as stated within <br />fee basis, with our fee based off a percentage of the construction cost (from the State Public Works fee <br />schedule) as applied to the project MACC (values from the RFQ). We propose to use schedule B from the <br />fee schedule with a 3% add as a remodel project. <br />Design services required for the project but not accounted within the State’s definition of Basic Services <br />includes the following: <br />• Electrical Metering: We would set electrical meters to document 30 day demand and load profile. We <br />anticipate this will be needed at the South Precinct.
