The proposed project should comply with the requirements for assembly aisles per IBC Section <br /> 1029, including but not limited to additional clearances per Section 1029.13.1 where non-fixed <br /> furnishes occur. Notable clearance issues include but are not limited to the pathways around <br /> the stairs at both levels. <br /> 9. The project requires accessibility improvements per IEBC Sections 305.6 and 305.7. <br /> Inaccessible areas including but are not limited to routes to the front entrance, rear exits at <br /> both levels, and the Main Floor bathrooms. <br /> 10.The Lower Level is required to comply with the accessibility requirements of Chapter 11 even <br /> though an accessible route is not required to the level. See Section 1101.2. <br /> 11. Both levels require two exits that must have accessible egress per IBC Section 1009.1. The <br /> routes to and landings for the stairs must be accessible, including exterior landings. <br /> 12. Sheet A5.2 should specify that the grab bars include blocking capable of supporting a minimum <br /> 250 LB load. See IBC Section 1101.2 and ICC A117.1-09 Section 609.8. <br /> Energy: <br /> 13.The basement level is required to comply with the insulation requirements for new construction <br /> per WSEC-18 Section C502.1. Details for insulating this level should be included. <br /> 14. Energy credits should the new conditioned space in the basement should be specified per <br /> WSEC-18 Section C406.1. The performance requirements should be specified in the drawings. <br /> Miscellaneous: <br /> 15. Locks should be specified for all single-user restrooms per IBC Section 1209.3.1. <br /> Structural <br /> 1. The project appears to include structural work, including but not limited to creating an opening <br /> in the main floor for a new stairway, and construction of a new stairway. Structural drawings <br /> should be prepared by a professional engineer licensed in the state of Washington. Framing <br /> plans and details should be provided per IBC Section 1603.1. Calculations substantiating the <br /> design should be submitted for review per IBC Section 1604.1. See IBC Section 107.1 and RCW <br /> Section 18.43. <br /> 2. Details for the construction of the new stairs should be provided. The stairs and the supporting <br /> framing should be capable of supporting the required loads per IBC Table 1607.1 Item 30 in <br /> addition to other loads.
