Energy credits for the new conditioned space in the <br /> basement should be specified per WSEC-18 Section C406.1. The performance requirements <br /> should be specified in the drawings. <br /> a. See notations added to drawing A2.3 for required energy credits. <br /> Structural <br /> 1. The Framing Plan on sheet S2.0 includes 4x10 beams. Calculations substantiating the design <br /> are not included in the calculation package and should be submitted for review per IBC Section <br /> 1604.1. Note that calculations and drawings indicate a 50 psf floor live load for"residential" <br /> and "office" loading, respectively. The minimum uniform area load for the A-2 space should be <br /> 100 psf per IBC Table 1607.1; the load is not reducible per Footnote (m). <br /> a. See Structural response letter <br /> 3. The following comments should be addressed for the design of the guards around the new <br /> stairway opening: <br /> a. The construction of the guards on Sheet A4.1 is not clear.
