The construction type for the building in the"Code Information"section on Sheet A1.0 has <br /> been revised to"V.B3". It is presumed that"V-B"is intended. The construction type should be <br /> revised for clarity. See IBC Sections 107.2.1 and 602.1. <br /> Fire Protection: <br /> 2. The response states that the building will include a fire sprinkler system. The"Deferrals" <br /> section on Sheet A1.0 should be revised to specify fire sprinkler and fire alarm systems. See <br /> IFC Sections 903.4 and 903.2.1.2. <br /> Egress: <br /> 3. The original comment addressed the egress systems, including the existing egress for the Main <br /> Floor. The following comments should be addressed: <br /> a. The new stairway is required to have a minimum clear width of 44 inches per IBC Section <br /> 1011.2. The provided width does not comply. Exception 1 does not apply as the occupant <br /> load served by the stairway from the Lower Floor exceeds 50. See the code commentary <br /> for additional discussion and the definition of"occupant load"in IBC Section 202. <br /> b. Continuing with the previous comments, modifications to the stair width will impact the <br /> required aisle clearances addressed in other comments. <br /> c. The rear corridor in the Lower Floor Plan on Sheet A2.2 should specify a minimum width of <br /> 44 inches per IBC Table 1020.2. <br /> d. The Kitchen Door leading to the Main Level rear corridor swings into the corridor and <br /> obstructs the width. The door swing should be reversed. Note that reversing the swing will <br /> have conflicts with accessibility requirements per ICC A117.1-09 Figure 404.2.3.2. See IBC <br /> Sections 1005.7, 1020.3, and 1101.2. <br /> e. This comment is provided for the designer's consideration. The corridor leading to the rear <br /> exit stairway is less than the minimum required width of 44 inches for new construction per <br /> IBC Table 1020.2. While this is an existing condition, the occupant load using the exit route <br /> may increase due to the proposed modifications. <br /> 4. The main dining area at Lower Floor should be provided with maximum occupant load sign per <br /> IBC Section 1004.9. The location of the signs should be specified in the floor plans. <br /> 5. The following comments should be addressed for the exit signs: <br /> a. The Main Floor signs at the front exit and the rear corridor should be relocated for visibility. <br /> b. An additional sign should be provided at the Lower Floor at the entrance to the rear corridor <br /> from the Seating Area. <br /> c.
