The following comments should be addressed for the emergency means-of-egress illumination: <br /> a. The lighting shall specify a minimum 90-minute uninterrupted supply power per IBC Section <br /> 1008.3.4. <br /> b. Exterior lights should be shown at all exits per IBC Section 1008.3.2(5). An additional light <br /> at the main entrance of the Main Floor should be provided. <br /> c. Egress lighting should be consistently shown in the Occupancy Plans on Sheet A2.0 with the <br /> Floor Plans on Sheet A2.2. <br /> 8. The original comment addressed the assembly aisle requirements per IBC Section 1029. See <br /> IBC Section 1029.9.1. The following comments should be addressed: <br /> a. The Main Floor Plan on Sheet A2.2 should provide a minimum 55-inch clearance between <br /> the stair guard and the bar, including the 19-inch allowance per IBC Section 1029.13.1. <br /> b. The Main Floor Plan on Sheet A2.2 should provide a minimum 31-inch clearance between <br /> the stair guard and the bar per IBC Section 1029.13.1.1, including the 19-inch allowance per <br /> Section 1029.13.1. It is noted that the required minimum width may be 30 inches per <br /> Section 1029.9.1(5) plus the 19-inch allowance. <br /> c. The Lower Floor Plan on Sheet A2.2 should provide a minimum 55-inch clearance between <br /> the stair guard and the bar, including the 19-inch allowance per IBC Section 1029.13.1. <br /> This minimum clearance should be specified along the south side of the stairway, and <br /> between the stairway and the Bar and table nearest the bottom of the stairs. <br /> d. Other routes other than aisle accessways (i.e., between tables against the wall) should <br /> provide a minimum 30-inch clearance plus 19 inches on each side where chairs occur. <br /> Accessibility: <br /> 9. Documentation substantiating that accessibility improvements have been performed should be <br /> submitted per IEBC Section 305.7. The Lower Floor modifications and associated egress routes, <br /> and changes to already accessible components at the Main Floor (e.g., main entrance, etc.) do <br /> not qualify as improvements. It is noted that the Main Level bathrooms do not appear to <br /> provide accessible ingress per ICC A117.1-09 Figure 404.2.3.2(g); it is presumed a latch and <br /> closer are provided. Where parking is provided on-site, accessible parking should also be <br /> addressed. <br /> 11.The original comment stated that both levels require two exits that must have accessible egress <br /> per IBC Section 1009.1. The Main Floor has been modified to convert an existing door to <br /> Sprinkler Room 111 and remove an exterior door. The removed door appears to provide an <br /> accessible entrance and egress path, whereas the exit door to remain does not. At a minimum, <br /> the door being removed is more accessible than the remaining door. An accessible door for <br /> both ingress and egress is required. See IBC Sections 1009.1 and 1104.3., and IEBC Section <br /> 305.3. <br /> Energy: <br /> 14.This comment has not been addressed. Energy credits for the new conditioned space in the <br /> basement should be specified per WSEC-18 Section C406.1.
