The modifications include: <br /> • Sign height-from 20 feet to 22' 7" <br /> • Sign area -from 40 square feet to 70 square feet <br /> • Landscaping around base—landscape native shrubs behind sign, invasive species removal <br /> • Protection around base—applicant states street curb provides protection <br /> • Locating sign in the city right of way-Currently prohibited <br /> AUTHORITY, PROCESS, AND CRITERIA <br /> EMC 19.36.020.D grants authority to the planning director to modify sign code requirements using Review <br /> Process I—Planning Director Review (see EMC 15.02.060) in the following instance: <br /> The intent of the modification process is to provide design flexibility options that may not be possible through <br /> strict application of the sign standards. This process may not be used to allow a sign that is otherwise <br /> prohibited by this chapter. <br /> ANALYSIS OF THE SIGN MODIFICATION REQUEST <br /> The sign modification criteria is established in 19.36.020: <br /> a. The modification(s)request is due to unusual conditions related to sign visibility needs for a specific <br /> building or lot.
