I am the planner conducting the intake review for this application; please note the following comments are <br /> not a thorough plan check review and they only address larger zoning compliance points and the submittal checklist. <br /> Additional comments may also be provided by other Departmental reviewers for your application; please utilize the <br /> Online Permitting Portal to check on the status of other reviewers. <br /> Planning cannot approve your request as proposed. Planning cannot further review and/or approve your permit until <br /> the following revisions have been addressed: <br /> 1. Accessory Building Footprint. In accordance with EMC 19.08.110, the combined footprint of all residential <br /> accessory buildings on site shall not exceed the lesser of 15%of the total lot area; 3,000 square feet; or the <br /> dwelling's building footprint. In this instance, the lowest calculation for your property would be the footprint of <br /> your dwelling, or, 1465 square feet. As such,the combined footprint of your accessory buildings on site cannot <br /> exceed 1,465 square feet.The proposed garage (576sf), existing shop (672sf), and existing carport(approx. 408sf) <br /> equal 1,656sgft and exceed the maximum size allotted for your property. Staff cannot approve the proposed <br /> garage until it has been demonstrated the site complies with the applicable size provisions. Please review your <br /> proposal and revise accordingly. <br /> For reference, the residential construction submittal checklist is available online and includes the residential site plan <br /> checklist and building height handout. Re-submittal instructions are outlined here; please submit at minimum 2 copies <br /> of any revised documents/plans.
