• •
February 27, 2023 D ECEOVE
To: Permit Services, City of Everett MAR 0 6 2023 J
c/o Rakeeb Khan, Development Technician CITY OF EVERETT
3200 Cedar Street Permit Services
Everett, WA 98201
Re: Resubmission following response to permit submission
Owner: Marian Eberhardt (mollyjeberhardt@gmail.com)
Job Address: 1518 Rucker Ave. Everett, WA 98201
Plan Check No: B2203-026
Contact Name: Peter Chopelas
Email Address: ch pelasandassociates q ail.com
This letter responds to the 10 comments in the letter received March 17, 2022. The comments
are copied in bold for reference.
1. The submitted drawings appear to include prior unpermitted work, including but not
limited to a second dwelling on the lower-level floor. The existing conditions shown in
the drawings are not consistent with the available City of Everett and Snohomish County
records. A copy of the old SnoCo Field Assessor record is attached; note that the SnoCo
records only provide a record of the building condition for the purpose of assessing
taxes and do not substantiate a permitted condition. The drawings are also not
consistent with photography available on the real-estate website Redfin.com and
Zillow.com. The drawings should be revised to show all previous unpermitted work as
new work; all new work is required to comply with the current code requirements.
Alternatively, the drawings should show the removal of unpermitted work and
restoration of the building to its previous legally permitted condition. See IRC Sections
R102.7.1, R105.1, and R113.1.
After receiving the corrections letter the owner had an in-person appointment at the
permits office on April 13, 2022. The advice received from permit staff was to submit
separate drawings to provide more clarity on what was existing unpermitted work and
what was proposed new work. This included separate plans to show:
• the original structure before unpermitted changes
• the current physical state of the house (i.e., including unpermitted changes made
by previous owner shown as new work)
• The structure with future proposed changes shown as new work.
As requested, we are now submitting these separate drawings along with this letter:
I
