The house is subject to Code Enforcement action per File No. CE21-0128. The <br /> drawings to not provide sufficient information to address the unpermitted conditions and <br /> should be revised. See IRC Section R105.1 and R113.2. <br /> See response to question #1. The revised drawings should provide sufficient <br /> information. <br /> 3. The proposed project appears to involve work that is not clearly shown including but <br /> not limited to modifying walls, doors, floors, roof, windows, sinks, showers, and toilets. <br /> All proposed work should be clearly shown in the drawings. The drawings should clearly <br /> delineate between existing and new work using established drafting standards. All <br /> demolition should be shown on the existing floor plans. All new construction should be <br /> shown on the new floor plan. Where the proposed project includes modifications to <br /> existing building components (e.g., gypsum wall board, insulation, etc.), these <br /> components should be similarly delineated from existing component that are not being <br /> altered. See IRC Section R106.1.1. <br /> See response to question #1. The revised drawings should provide sufficient <br /> information. <br /> 4. Guard details should be included in the construction drawings. The guards should <br /> comply with IRC Section R312.1. The guards, connections to the supporting framing, and <br /> the supporting framing should be designed to resist a minimum 200-pound load per <br /> Table R301.5. <br /> The guard detail is now included (Drawing 3): 36" in compliance with IRC Section <br /> R312.1 <br /> 5. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The <br /> locations of all alarms should be shown on the plans. The alarms should be hardwired, <br /> interconnected, and provided with back-up battery power as required. <br /> 2 <br /> 3 <br />
