Chapter 19.04 EMC, Definitions Page 12 of 55 <br />The Everett Municipal Code is current through Ordinance 4031-24, passed May 22, 2024. <br />“Facade” means the entire building exterior wall face, including grade to the top of the parapet <br />or eaves, and the entire width of the building elevation. For buildings with more than one <br />occupant, the facade for each occupant shall be that portion of the exterior wall face between <br />the points where interior walls between tenants intersect with the exterior wall. <br />“Fence” means a manmade barrier erected to enclose, screen or separate areas of land. <br />“Frontage” means the area between (and/or on) a building facade and the public right-of-way or <br />the pavement of a public sidewalk. <br />“Garage” means an accessory building constructed of at least three walls, designed or used for <br />the shelter or storage of vehicles owned or operated by the occupants of the principal building. <br />“Garage, private attached” means a portion of the principal building which is attached by a <br />common wall or substantial roof structure to the principal dwelling designed or used for the <br />storage or shelter of vehicles owned or operated by the occupants of the principal building. <br />“Green roof” means an engineered roofing system that allows for the propagation of rooftop <br />vegetation while maintaining the integrity of the underlying roof structure and membrane. <br />“Lot” means an area of land established by plat, subdivision or as otherwise permitted by law to <br />be used, developed or built upon in accordance with the provisions of the Unified Development <br />Code. <br />“Lot, corner” means a lot located at the junction of and fronting on two or more intersecting <br />streets. <br />“Lot, interior” means any lot which is not a corner lot. <br />“Lot line” means a line of record that divides one lot from another lot or from a public or private <br />street or alley. <br />“Lot line, front” means the lot line dividing a lot from the street. On a corner lot, only the shorter <br />lot frontage shall be considered as the front lot line. On a panhandle lot, the front lot line and <br />setbacks shall be determined during the subdivision approval process, or, if not determined <br />during subdivision review, shall be determined by the planning director.
