Chapter 19.04 EMC, Definitions Page 14 of 55 <br />The Everett Municipal Code is current through Ordinance 4031-24, passed May 22, 2024. <br />“Plat, final” is the final drawing of the subdivision and dedication prepared for filing for record <br />with the county auditor and containing all elements and requirements set forth in this chapter <br />and in local regulations adopted under this chapter. <br />“Plat, preliminary” is a neat and approximate drawing of a proposed subdivision showing the <br />general layout of streets and alleys, lots, blocks, and other elements of a subdivision consistent <br />with the requirements of this chapter. The preliminary plat shall be the basis for the approval <br />or disapproval of the general layout of a subdivision. <br />“Porch” means a roofed shelter, usually open at the sides, projecting from the face of a building <br />and used to protect the entrance to a building; a carport is not considered a porch. <br />“Short plat” is the map or representation of a short subdivision. <br />“Short subdivision” means the division or redivision of land into nine or fewer lots, tracts, <br />parcels, sites or divisions for the purpose of sale, lease, or transfer of ownership. <br />“Stoop” means a small stair, landing or ramp connecting a building entrance to a walkway or <br />sidewalk. <br />“Street-facing dwelling unit facade” means a ground or first floor of a dwelling unit facade <br />facing, and within thirty feet of, a front or side-street lot line on a public street. <br />“Structure” means a combination of materials constructed or erected on or under the ground, <br />or attached to something having a permanent location on or under the ground. <br />“Structured parking” means a structure in which vehicle parking is accommodated on multiple <br />stories or floors. <br />“Subdivision” means the division or redivision of land into ten or more lots, tracts, parcels, sites <br />or divisions for the purpose of sale, lease, or transfer of ownership. <br />“Swale” means a shallow drainage conveyance with relatively gentle side slopes, generally with <br />flow depths less than one foot. <br />“Tiny home,” “tiny house” or “tiny house with wheels” has the same meaning as set forth in RCW <br />35.21.686, which is a dwelling to be used as permanent housing with permanent provisions for <br />living, sleeping, eating, cooking, and sanitation built in accordance with the state building code.
