8. Wall type 64 is called out on the floor plans however is not provided on Sheet AB501.
9. The MPOE and IDF rooms are noted as having two-hour enclosure walls on Sheet GB034:
a. The walls for the MPOE room are called out on Sheet AB101.S as two hours (FYI).
b. The IDF rooms above are not specified as two-hour on the floor plans.
c. All doors into the MPOE and IDF rooms are shown as 20-minute (only) and not
90-minute (as would be expected).
i. Will the stacked rooms act as a vertical shaft (please clarify)?
Egress
1. Even though Doors 118, 146 & 129 are not required egress doors, per Section 1010.1
they can be used as egress and should comply with the requirements of egress doors
from the space(s) served. The doors should therefore swing in the direction of travel and
be provided with panic hardware. Sections 1010.1.2.1 & 1010.1.10
2. Door 136 should be provided with panic hardware. Section 1010.1.10
3. The stairs in the Type I portion of the building should be constructed from non-
combustible materials per Section 1011.7. It has been our standard accepted modification
in these building types (Section 510.2) however to permit the stair enclosures in the Type
I stories to be upgraded to minimum 3-hour shafts with 3-hour doors. In this building, as
the walls are already 3 hours, only the doors need be upgraded if this option is pursued.
Section 104.10
4. The locations, use -instructions and signage requirements for the two-way communication
system at the elevator landings should be shown on the plans (Elevator Note 7/AB520).
Section 1009.8
5. A sign stating Exit in raised characters and braille and complying with ICC A117.1 should
be shown adjacent to the exterior exit doorways. Section 1013.4
6. The exterior guards at the unit balconies should be detailed on the plans. Section 1015
7. The interior guard shown in Building Section 1/AB302 appears to be less than 42' in
height. Section 1015.3
The construction of the stairs in the sales area should be shown on the plans. As these
are the required egress access stairways, I would not consider them to be required to be
of noncombustible construction.
Accessibility (ANSI A117.1)
1. The design basis behind the number, location and distribution of accessible parking spaces
throughout the site(s) should be provided for this group of buildings/parking areas.
Section 1106.2
(} 3200 Cedar Street O 425.257.8810 O tlee@everettwa.gov
V Everett, WA 99201 425.257.8857 fax everettwa.gov
