Mr. Eric Evans
Shelter Holdings
Plan Check Number: B1912-032, First Structural Review
January 3, 2020
Gravity System:
12. The structural calculations for the Level 2 post -tensioned concrete slab include a 150 psf
unreducible live load. Based on five floors of tributary load at 40 psf, the live load should be at
least 200 psf. It is not clear if the load has been reduced per IBC Section 1607.10.
Supplemental documentation substantiating the live load shall be submitted for review. See
IBC Section 1604.4.
13. The post -tensioned reinforcement for the Level 2 concrete slab is provided on Sheets 53.11B
and 53.12B. See IBC Sections 1603.1 and 1901.5 Item 3. The following comments shall be
addressed:
a. The extend of the distributed tendons between Grids 7 and 8 should be specified.
b. The floor at Grid D.3-E/7.5-8 does not appear to be provided with distributed tendons and
my be required to perform as a mildly -reinforced slab. The design should be clarified.
Calculations substantiating the slab design shall be submitted for review as needed.
c. The floor at Grid C-E/18.5-20 is effectively discontinuous at the pour strip and acts as a
cantilever from the column line at Grid 20. The plans specify a tendon depth of 2.75 inches
while the calculations are based on a depth of 6.5 inches. The design should be reviewed
and revised as needed.
d. The stair landing at Grid D-D.3/7-8 is located at the south end on Sheet 53.11B. The
structural calculations show the landing at the north end. The design should be reviewed
and revised as needed.
14. The mild reinforcement for the Level 2 concrete slab is provided on Sheets 53.21B and 53.22B.
The plans appear to be missing reinforcement, and should be reviewed and revised as needed.
See IBC Sections 1603.1 and 1901.5 Item 3. The following comments shall be addressed:
a. The plans appear to show column reinforcement at some but not all locations on Sheet
53.21B. The plans do not appear to identify any typical conditions.
b. The slab on Sheet 53.21B includes openings at Grids D-D.3/7-8 and E-G/7.5-8 without
perimeter reinforcement. See Sheet 53.22B providing reinforcement around the openings.
c. Sheet 53.21B includes multiple openings with perimeter reinforcement. The does not
appear to be completely specified.
d. The slab includes landings within the concrete walls at Grids D-D.3/7-8, G.7-H/19.2-20.5,
and N-0/20.7-21. In appears that at least some of the slabs are intended to be mildly -
reinforced only, but are generally not provided with reinforcement.
e. Continuing with the previous comment, Bar Type R9 is specified near the landing at Grid
G.7-H/19.2-20.5. The specified bar length is 9 feet, which only extends to the middle of the
landing. Note that the bars appear intended to reinforce the cantilever slab along the pour
joint rather than the stair landing.
15. The floor weight in the structural calculations is estimated to be 25 psf and does not appear to
include a component for the interior non -bearing walls. Similarly, the floor framing has been
designed for a dead load of 25 psf. Revised calculations should be submitted for review that
substantiate the floor framing design including additional weight for the non -bearing walls.
3200
dar
0 Everett WAStreet98201 O 425.257.88577 fax O everett asgov/permitgov
s
