The <br /> construction requirements of the braced walls, including anchorage to the foundations, should <br /> be included in the drawings. Note that connections to existing foundations using post-installed <br /> concrete anchors will require an engineered design. The locations of the braced walls should be <br /> specified in the plans. See Section R106.1.3. <br /> 4. Foundations should comply with IRC Chapter 4. Details should be provided. The foundations <br /> should comply with the minimum frost depth requirements. Note that the foundation against <br /> the existing building foundation may not comply with prescriptive requirements and require an <br /> engineered design per Section R301.1.3. The new foundations should not undermine the <br /> existing foundations. <br /> 5. Wood-framed construction on foundations should comply with Section R317.1, including <br /> clearance per Item 5. <br /> 6. The new garage is anticipated to be a concrete slab-on-grade. The construction should be <br /> specified. The slab should be sloped towards the door per Section R309.1. <br /> 7. Details for the construction of the new walls should be included. The details should include <br /> connections for the top and bottom framing plates to the supporting structure. See Sections <br /> R106.1.1, R301.1, and R602. <br /> 8. The Addition Framing Plan on Sheet A-5 specifying 9.5"TJI joists. The joist specification is <br /> incomplete. In addition, the joists are required to support a minimum 60 psf live load per Table <br /> R301.5 in addition to dead loading. Documentation substantiating the joist capacities should be <br /> submitted for review. See Sections R106.1.1 and R301.1. <br /> 9. Details for the construction of the stairs should be included. The joist spacing and spans should <br /> not exceed Table R302.3.1(2) considering a minimum 40 psf live load. Joists should be based <br /> on the net depth after notching for stairs. The minimum required dead load should be <br /> determined by the designer and stated in the design criteria. Sistered framing is recommended <br /> to control deflections for long spans; fasteners should be specified. See Sections R106.1.1 and <br /> R301.1. <br /> 10. Details for the design of the guards should be included. Calculations should be submitted for <br /> review. The guards, connections to the supporting framing, and the supporting framing, should <br /> be designed for a minimum 200-pound load per Table R301.5. See Sections R106.1.1 and <br /> R301.1. <br /> 11. The construction drawings should specify coating cuts, notches, and holes in preservative- <br /> treated wood with a treatment complying with AWPA M4.
