Mr. Larry Thibeault <br /> Plan Check Number: B2111-005, First Building Review <br /> April 7, 2021 <br /> 5. The project includes exposing the exterior envelope cavities for the entire building. The <br /> building is required to be insulated per WSEC Section R503.1.1. Where required, insulation <br /> complying with current code should be provided per Table R402.1.1. Attics should be provided <br /> with ventilation baffles per Section R402.2.3. <br /> 6. The project includes replacement of the existing windows and exterior doors. The required <br /> thermal ratings for each type of vertical fenestration should be specified. See WSEC Table <br /> R402.1.1. <br /> 7. The attic spaces should be provided with access openings per IRC Section R807. <br /> 8. The bathrooms and kitchen should specify exhaust fans including the minimum required <br /> performance rates per Table M1505.4.4(1). <br /> 9. The house is required to have a heating system per IRC Section R303.9. The type and location <br /> of the system should be specified. If the system is new, it should be indicated as such in the <br /> drawings. Gas appliances are prohibited in the locations specified in Section G2406. <br /> 10. The house is required to have a water heating system per IRC Section R306.4. The type and <br /> location of the system should be specified. If the system is new, it should be indicated as such <br /> in the drawings. Seismic restraints should be provided per Section M1307.2. Gas appliances are <br /> prohibited in the locations specified in Section G2406. <br /> 11. The project includes construction a new garage/deck tight to the rear wall of the house. Water <br /> infiltration will occur between the two structures resulting in deterioration. Weather-barrier <br /> details preventing water infiltration should be included in the drawings. See Section R703. <br /> 12. Weather-barrier details for the construction of the garage roof/deck should be included in the <br /> construction drawings. The roof should be sloped to facilitate drainage and prevent ponding. <br /> See Sections R303.1 and R903.4. <br /> Structural <br /> 1. The construction drawing should structural sections, details, construction schedules, fastening <br /> schedules, materials requirements, general notes, special inspection requirements, etc. The <br /> drawings should substantiate compliance with the prescriptive requirements of the IRC. See <br /> Sections R106.1.1 and R301.1. <br /> 2. The project includes additional structural modifications that are not shown, including but not <br /> limited to new exterior wall framing, and interior beam and post framing, at the basement level. <br /> All new structural work should be shown in the plans. The modified load paths should comply <br /> with the prescriptive limitations of the IRC. Alternatively, an engineered analysis and design <br /> may be performed per IRC Section R301.1.3; sealed and signed drawings and calculations <br /> prepared by a professional engineer licensed in the state of Washington are required per RCW <br /> 18.43.010, 18.43.020, and 18.43.070.
