However, the submitted documents are not sufficient <br />for us to perform a review at this time. The Planning Department has also determined that the project is not <br />sufficient to perform a review; they will issue a comment letter separately. Revised construction -level <br />documents need to be submitted for review. Information is attached to provide guidance. Preliminary <br />comments are provided below to assist in revising the drawings, but these are not intended to provide a <br />comprehensive review. <br />1. The proposed project involves converting a single-family residence into an adult family home <br />(ADF). The submitted AFH form does not include the floor plans on 8.5x11 sheets as required per <br />Section 3 of the form. <br />2. The submitted drawings do not appear to be full-size. In addition, one or more of the drawing scales <br />does not appear to be correct for the original draft size of the drawings. Full size drawings should be <br />submitted. The scales should be reviewed and modified as needed. <br />3. The drawings should list the current building codes, including but not limited to the 2018 IRC and 2018 <br />WSEC (residential provisions). <br />4. The construction drawings appear to use a number of typical construction details that are not used. In <br />addition, the provided details are not coordinated with the plans. The intended construction is not <br />clear. The drawings should be revised for clarity. Unused details should be removed. <br />5. Sheet P-4 appears to show structural modifications on the north and west sides of the building. The <br />modifications should be clearly stated in the plans. Infilled wall areas should be shown as new <br />construction. <br />6. The garage appears to show improvements at the rear of the building. It is noted that the scope of <br />work potentially identifies these. However, the work does not appear to be legally constructed, and <br />should therefore be shown as new construction, not existing. It is required to comply with the <br />requirements for the current building code. See IRC Sections R102.7 and R105.1. <br />7. Continuing with the previous comments, the modified space in the garage appears to have multiple <br />non -compliant issues. The bathroom does not appear to comply with IRC Section R307. The exterior <br />walls for this space are required to be insulated per WSEC Section R502; note that this is defined as an <br />addition per Chapter 2 for the purpose of applying the energy code. <br />8. The house shows an existing deck and ramp in the front. Based on aerial photography, the deck was <br />added within the last year. On-line photography on Google Earth shows the ramp under <br />construction. Permits were not obtained per our records. The deck and ramp should be shown as new <br />construction. The ramp should comply with IRC Section R330.9. <br />9. Details for grab bars should be provided. Blocking should be provided in the walls capable of resisting <br />a minimum 200-pound load. See IRC Section R330.8. <br />
