The proposed project appears to include structural work. Structural drawings should be <br /> submitted as needed that include framing plans, sections, details, construction schedules, <br /> fastening schedules, materials requirements, general notes, etc. The drawings should <br /> substantiate compliance with the requirements of the IBC. See IBC Sections 107.2.1 and <br /> 1603.1. <br /> 2. Where a structural design is performed, structural drawings and calculations should be <br /> prepared by a professional engineer licensed in the state of Washington; the drawings and <br /> calculations should bear the seal and signature of the engineer. See RCW Sections <br /> 18.43.010, 18.43.020, and 18.43.070. The modified load paths should follow an engineered <br /> analysis and design. The framing and foundation plans, and structural calculations as <br /> required, should show a complete load path. See IBC Section 1604.1. <br /> 3. The proposed project appears to include the demolition of bearing and non-bearing walls. <br /> Framing plans for the floor, ceiling, and roof should be provided to substantiate that the <br /> walls are either load-bearing or not load-bearing. The plans should also include a note <br /> requiring the contractor to verify the walls are or are not load bearing prior to <br /> demolition. See IBC Section 1604.1. <br /> 4. Details for the construction of the new walls and header should be included. The details <br /> should specify connections for the top framing plates to the existing structure and how the <br /> new header is to frame into the new and existing walls. See IBC Sections 107.2.1 and <br /> 1603.1. <br /> 5. A fastener schedule should be provided per IBC Table 2304.10.1. Providing a reference to <br /> this table in the drawings does not satisfy this requirement. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
