Plans should state the site address on the Architectural plans. Sections R106.1.1 and R319.1 <br />2. Provide a scope of work (SOW) statement describing the proposed project (R106.1.1). List key <br />project elements. Proposed future work should not be included. <br />3. Drawings should state current design codes. R106.1.1 <br />4. It appears that the Structural and Architectural main floor plans do not match. Sheet S4 shows <br />bearing walls that do not appear on the Architectural plans. For example, see bearing wall <br />shown on Grid Line 3.6 on Sheet S4. Additional comments may be provided pending review of <br />the revised drawings. R106.1.1 <br />Architectural <br />1. Provide all drawings on a single standard sheet. The Architectural drawings should be a <br />maximum size of 24"x36". <br />2. It appears that a second dwelling is shown in the basement. A two-family dwelling requires fire <br />separation between the dwelling units per R302.3.1. <br />a. The space in the basement appears to be identified as an ADU. An Accessory <br />dwelling unit may not be established until the principal dwelling is constructed on the <br />lot per EMC 19.08.110 (A) <br />b. The ADU appears to exceed the square footage requirements, see EMC Section <br />19.08.110. <br />c. If plans are revised to remain as a single-family residence, then the Basement <br />Kitchen may need to be removed to satisfy requirements of the Planning <br />Department. Contact Planning Department. <br />3. The wall bump -out enclosing the fireplace on Grid Line A is less than 5'to the property line. The <br />wall should be shown as minimum one -hour, fire -resistive construction. A fire resistive listing <br />and construction detail/wall section should be provided on the plans. Table 302.1(1) <br />4. See Sheet A-3 South Elevation. It appears that the plans show an awning or pop out that <br />extends beyond the exterior wall location but are not found on the floor or roof plans. Any roof <br />projections less than 5' but greater than or equal to 2' of the property line should be shown as <br />minimum one -hour, fire -resistive construction. Walls less than 5' of the property line should be <br />shown as minimum one -hour, fire resistive construction. Table 302.1(1) <br />5. See Sheet A-5. The whole house exhaust fan is specified with a rating of 90 cfm.
