This new proposed window is <br /> wider than existing window which raises a structural concern. Please indicate existing <br /> window header beam size, length, material, how many floors above the header including <br /> roof and attic, and the building width. Or please specify a new window which has the same <br /> opening width or is narrower than the existing window. IRC Table 602.7(1). <br /> 2. Kindly supply drawings or pertinent details regarding the new window sill situated atop the <br /> exterior foundation wall. Per IRC 317.1, when the wood framing member rest on concrete <br /> or masonry exterior foundation wall and are less than 8"from the exposed ground, <br /> protection of wood and wood-based products from decay shall be provided. Please clarify is <br /> the wood framing above or below 8"from the exposed ground. <br /> 3. Please provide information of this window. This window shall be operable from inside of the <br /> room without the use of keys, tools, or special knowledge per IRC 310.1.1. From the <br /> drawing, I was not able to understand is the window operable or fixed. <br /> 4. The clear opening for the window should not be less than 24" high and 20"wide. Net clear <br /> opening area should be not less than 5.7 square feet. IRC 310.2.1. Which means, when the <br /> window opened, the opening area shall meet the requirement. It could be a single hung <br /> window, or a swing window, or sliding window, etc., as far as it meets requirement. <br /> 5. Please provide the plan or note of the window well you will use, which shall be not less than <br /> 9 square feet, with a horizontal projection and width of not less than 36". IRC 310.2.3 <br /> 6. Please provide information or description that the window well will be designed for proper <br /> drainage by connecting to the building foundation drainage system, required by IRC 405.1 <br /> or by an approved alternative method. IRC 310.2.3.2. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
