IRC Table 602.7(1). Response:The existing opening in the concrete wall structure is 37.5"x21.25".The previous plans stated the window size but not the opening size.The plan has been modified to bring clarity to the opening in the wall structure showing that a 36"x48"window will fit the current width of the opening. 2.Kindly supply drawings or pertinent details regarding the new window sill situated atop the exterior foundation wall.Per IRC 317.1,when the wood framing member rest on concrete or masonry exterior foundation wall and are less than 8"from the exposed ground,protection of wood and wood-based products from decay shall be provided.Please clarify is the wood framing above or below 8"from the exposed ground. Response:The plans have been modified to reflect increased spacing between the window sill and the exposed ground.The wood framing will be at least 8"above the exposed ground. 3.Please provide information of this window.This window shall be operable from inside of the room without the use of keys,tools,or special knowledge per IRC 310.1.1.From the drawing,I was not able to understand is the window operable or fixed. Response:The window casement window that is 36"in width and 48"in height.The window is hinged on one side so that the sash opens outward in a swinging motion.You rotate operator handle to open and close window. (Manufacturer information attached for additional info) 4.The clear opening for the window should not be less than 24"high and 20"wide.Net clear opening area should be not less than 5.7 square feet.IRC 310.2.1.Which means,when the window opened,the opening area shall meet the requirement. It could be a single hung window,or a swing window,or sliding window, etc.,as far as it meets requirement. Response: The casement window which is 36"x48"has a net clear opening area of 12 square feet. 5.Please provide the plan or note of the window well you will use,which shall be not less than 9 square feet,with a horizontal projection and width of not less than 36".IRC 310.2.3 6.Please provide information or description that the window well will be designed for proper drainage by connecting to the building foundation drainage system,required by IRC 405.1 or by an approved alternative method.IRC 310.2.3.2. Response: The plans have been modified to reflect a window well 50"in width,36"in depth,and 36" height.The window well will include a base layer of gravel and a drainpipe that will connect to the building's foundation drainage system.
