The fire-rated exterior walls on Grids G, C, 5, and 10 are required to be continuous through the <br /> floor and roof construction. Details should be included demonstrating the required <br /> construction. See IBC Section 705.6. <br /> 2. Continuing with the previous comment, the fire-rated exterior walls require parapets per IBC <br /> Sections 705.6 and 705.11. Details should be included in the drawings. The parapets should <br /> extend a minimum of 30 inches above the roof surface per IBC Section 705.11.1. Alternatively, <br /> the roof construction should comply with Section 705.11 Exception 4. <br /> Egress: <br /> 3. The stairways in the plans on Sheets A2.1 and A2.2 specify minimum total widths of 7'-6" <br /> including the intermediate wall. The plans should specify minimum clear widths of 3'-0"for <br /> each run. See IBC Section 1011.2 Exception 1. <br /> 4. The following comments should be addressed for the handrails per IBC Section 1014: <br /> a. The Code Plans on Sheet A0.2 do not appear to show the handrails correctly or consistently <br /> with the plans on Sheets A2.1 and A2.2. <br /> b. Extensions should be shown at the top of the southwest stairway on Sheet A2.2. <br /> c. The bottom extension in Section 2/A4.3 should be sloped. <br /> d. The handrails height in Section 2/A4.4 should be measured from the stair nosing, not the <br /> midpoint of the stair. Note that this dimension is correctly shown in Detail 5/A6.2; it is <br /> recommended that the dimension on the section be deleted. <br /> e. Detail 9/A6.2 should show the bottom extension as sloped and specify a minimum length of <br /> one stair tread past the bottom nosing. <br /> f. A detail for the continuous handrail condition wrapping around center walls at landings <br /> should be included in the drawings. <br /> 5. The southwest exterior stairway in Elevation 2/A4.2 should specify a maximum landing height <br /> above the adjacent grade not to exceed 30 inches. Alternatively, a guard should be provided. <br /> See IBC Section 1015.2. <br /> 6. The exit sign on Sheet A3.1 in the southwest stairway above door 1AB should be relocated to <br /> the Corridor 112 side of the door. See IBC Section 1013.1. <br /> 7. The second story requires two means of egress per IBC Table 1006.3.3(2). The First Floor <br /> Ceiling Plan on Sheet A3.1 should specify exterior emergency egress lighting. See IBC Section <br /> 1008.3.2 Item 5. <br /> 8. The Ceiling Plans on Sheets A3.1 and A3.2 should specify minimum 90-minute back-up power <br /> for the emergency egress lights and exit signs.
