The Door Schedule on Sheet A9.1 should specify where door closers are intended. Several <br /> doors may not be allowed to include closers due to inadequate clearances, including but not <br /> limited to Doors 103A and 217A. See IBC Section 1101.2 and ICC A117.1-09 Figure 404.2.3.2. <br /> 10. Detail 1/A7.1 should specify pipe protection. See IBC Section 1101.2 and ICC A117.1-09 <br /> Section 606.6. <br /> 11. The solid blocking notes in Details on Sheet A7.1 should specify that the blocking can support a <br /> minimum 250-LB load. See IBC Section 1101.2 and ICC A117.1-09 Section 609.8. <br /> 12. The shower in Room 114 should provide a minimum 48-inch clearance from the control wall <br /> surface. The Floor Plan on Sheet A2.1 appears to show the clearance from the room wall <br /> surface, not the shower wall surface. Both the plan and Detail 4/A7.2 appear to provide less <br /> than the required clearance due to encroachment by the sink. The design should be revised. <br /> Energy: <br /> 13. Detail 4/A5.1 specifies rigid insulation on the foundation exterior extending to the top of the <br /> footing. The insulation is required to extend 24 inches horizontally from the foundation. See <br /> WSEC Section C402.2.6 and Table C402.1.3. <br /> 14. The project is required to include a schedule of energy credits per WSEC Section C406.1. <br /> Miscellaneous: <br /> 15. The building elevations and sections, and Detail 4/A5.1 do not appear to provide the minimum <br /> required clearance of wood framed construction above the adjacent grade. Detail 1/S302 <br /> specifies a 6-inch clearance. The construction drawings should specify a minimum 8-inch or 2- <br /> inch clearance to loose soil or hard surfaces, respectively. See IBC Sections 2304.12.1.2 and <br /> 2304.12.1.5. <br /> 16. The roof is anticipated to potentially support mechanical equipment. The following comments <br /> should be addressed: <br /> a. The approximate locations of equipment should be shown in the roof plans. See IBC <br /> Section 107.2.1. <br /> b. The estimate weights of equipment should be specified in construction drawings. See IBC <br /> Section 1603.1.8. <br /> c. The roof may require taller parapets or fall-protection systems depending on the equipment <br /> locations. The drawings may need to be revised. Details for fall-protection systems should <br /> be included in the construction drawings; calculations should be submitted for review.
