Ms. Janet Monda
Architectural Werks, Inc.
Plan Check Number: B2302-096, First Building Review
March 23, 2023
17. The construction drawings should specify that the parking includes a minimum vehicle EV
infrastructure of 10% charging spaces and 10% future spaces per IBC Section 429.4 Items 1
and 2, respectively. See IBC Section 429.2.
18. Continuing with the previous comment, EV infrastructure is required to be provided for the
accessible spaces per IBC Section 429.5.
Structural
General:
1. The construction drawings should include a section with the following note and listing work to
be reviewed and approved by the EOR prior to construction. Review and approval by the EOR
will be deemed to satisfy the requirements of IBC Sections 107.3 and 107.3.4.1. This work will
not require additional review by the City of Everett as it has been reviewed in principle on the
issued construction drawing; final review responsibility is deferred to the EOR. Alternatively,
the applicant is required to identify and submit the items listed below under separate permit
applications for review and approval prior to construction, or they must be included in the
current submittal documents. Work qualifying as shop drawings may be listed separately per
the Exception of IBC Section 107.1.
"Submittal documents for the following components and systems are required to be reviewed
and approved by the Engineer-of-Record(EOR)in accordance with IBCSection 107.3. The
submittals shall be prepared by a professional engineer(s)licensed in the state of Washington.
The EOR shall perform a comprehensive review for conformance with the approved construction
drawings and the referenced buildings codes The EOR shall mark the submittals as approved
for construction prior to fabrication and erection by the manufacturer(s)and contractor(s)."
Based on a review of the drawings, work to be listed should include but is not limited to:
a. Engineered roof trusses.
b. Elevator system.
2. Structural and geotechnical special inspections are required for this project. A table of the
required inspections is provided in the"Quality Assurance's section of the General Structural
Notes on Sheet S000. The table should be revised to specify the types and extent of each
inspection (e.g., continuous, periodic). See IBC Sections 107.1 and 1704.3.1.
3. Continuing with the previous comment, the table of special inspections appears to be
incomplete. The table should be revised by adding additional inspections for steel and wood
construction. See IBC Sections 1705.2 and 1705.12.2.
4. The General Structural Notes should include requirements for steel construction. See IBC
Sections 107.2.1 and Chapter 22.
3200 Cedar Street © 425.257.8810 0everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 4 of 7
