This email is regarding the Planning Department's intake review of your application <br />materials. Please note that the following comments are not from a complete plan check review and they only pertain to <br />the land use and zoning requirements of the Unified Development Code and site plan checklist items. <br />Please see below for a list of needed corrections before Planning can complete the review of your application. If you <br />have any questions regarding the information below please contact me directly. <br />1. Land Use Approval <br />Complete and submit the Accessory Dwelling Unit Application. The land use application and <br />construction applications will be reviewed and approved concurrently. <br />Please note: Items 5 and 6 are not necessary unless you are requesting a modification from <br />design standards. <br />2. Development Standards <br />a. Survey. Per EMC 19.39.070.0 where the proposed building is within one foot of a required minimum <br />setback or within one foot of the maximum allowable height, a survey is required. <br />b. Per EMC 19.22.020 attached accessory buildings or dwelling units with a minimum attachment of ten <br />feet to both the principal building and accessory building may be constructed to the maximum height <br />allowed by the zone in which it is located.
