Two copies of supplemental structural calculations (if applicable). <br /> Submittal documents should contain sufficient information and detail to review the proposed project <br /> for compliance with the adopted building codes. Upon submittal of the revised documents, your <br /> application will be given priority and the review will recommence. <br /> Comment let.ter is same as B2312-065, which has been copied below for reference <br /> Architectural (Reviewer: Yin Lu) <br /> 1. IRC 302.3.2 Fire-resistance-rated floor/ceiling and wall assemblies shall extend to and be <br /> tight against the exterior wall, and wall assemblies shall extend from the foundation to the <br /> underside of the roof sheathing. <br /> Please provide a drawing to show the intersection where fire resistance rated wall meets the <br /> exterior wall (plan view). <br /> 2. I was not able to find the location of Whole House Ventilation on floor plan. Please show <br /> Whole House Ventilation on the floor plan, what CFM, continuous v.s. intermittent, and 1.0 <br /> sone max. and etc.. <br /> 3. Please provide attic space ventilation calculation per IRC R806.2. The minimum net free <br /> ventilating area shall be 1/150 of the area of the vented space. The minimum net free <br /> ventilation area shall be 1/300 of the vented space provided both of the exception <br /> conditions are met. Please show the ventilation strategy on the roof plan accordingly. <br /> 4. Per UPC (WAC) 507.13.1 appliances installed in garages, warehouses, or other areas subject <br /> to mechanical damage shall be guarded against such damage by being installed behind <br /> protective barriers or by being elevated or located out of the normal path of vehicles. Please <br /> provide protection accordingly. <br /> 5. Per IRC G2406.2 (303.3) fuel gas appliances (furnace) shall not be located in sleeping <br /> rooms, ..., storage closets or surgical rooms, or in a space that opens only into such rooms <br /> or spaces, except where the installation complies with one of the exceptions. Please check <br /> all the exceptions if any of those is applicable for this project. If furnace is not fuel gas, <br /> please indicate on the floor plan accordingly. You may also remove the closet door so it is <br /> ok to be in laundry room. <br /> Structural (Reviewer: Cal Bearman, P.E.) <br /> 1. It appears that detail FWS on sheet S2.2 indicates that this is a slab on grade building, but <br /> the foundation plan on sheet S3.0 shows the FWS detail at a crawl space. Please provide a <br /> detail showing the crawl space framing condition. <br /> a. It appears that there is no detail FWSP that is shown on the foundation plan on <br /> sheet S3.0. Please update the drawing to eliminate this detail or provide it. <br /> b. Detail FWS and any exterior wall foundation should indicate that the depth to finish <br /> grade should be a minimum 18"for frost protection.
