Per EMC 19.34.020, an adult family home is required to provide a minimum of 2 parking spaces per <br /> dwelling unit plus 1 space per each staff person on shift not living on premises. If the proposed ramp blocks the <br /> garage entrance as depicted, please plot at least 2 parking spaces which meet the required parking dimension to <br /> be in conformance with the above noted section. If the proposed ramp does not block the garage entrance, <br /> please update the site plan to be consistent. Please note EMC 19.34.120(B)(1) states that all parking areas shall <br /> consist of durable surface materials. Aerial imagery indicates that the areas to the west of the existing driveway <br /> have been converted from landscaped area to gravel however no permit history has been found to document <br /> this change. If this area is to be used for required parking, please apply for a public works permit for this change. <br /> • Setbacks. Please clearly identify the setback lines per Table 6-2 in EMC 19.06.020(A) on the site plan for review. <br /> Please note that accessibility ramps may encroach into the front setback if no higher than 42" above existing <br /> grade. If the proposed ramp encroaches into the front setback, please clearly dimension the height of the ramp <br /> on the provided elevation. <br /> For reference, the residential construction submittal checklist is available online and includes the residential site plan <br /> checklist. Re-submittal instructions are outlined here; please submit at minimum 2 copies of any revised <br /> documents/plans.
