Detail references should be updated to reference the correct sheet. Currently <br /> details reference Sheet A-4, but no details are shown on Sheet A-4. <br /> 2. The roof eaves project within 5 feet from the property line on the East and West sides of the <br /> property per the site plan. In those locations, one-hour construction is required on the <br /> underside of the eaves (see alternatives and exceptions provided in Table R302.1(1)). In most <br /> solutions, the soffit venting will not be permitted in the eaves in these locations and the roof <br /> venting should be relocated to an approved location. <br /> 3. See Page A-1. It appears that the bottom exposed edge of the bathtub window in the 1st floor <br /> bathroom is less than 60 inches. Safety glazing should be specified for glazing where the <br /> bottom exposed edge of the glazing is less than 60 inches measured vertically and within 60 <br /> inches measured horizontally of a bathtub or shower. R308.4.5 <br /> 4. Plans should specify garage floors to be sloped to toward the main vehicle entry doorway. <br /> R309.1 <br /> 5. Plans should show landings at all exterior doors. For example, see garage door next to the <br /> porch on Sheet A-1. R311.3 <br /> 6. Plans should include a note specifying protection of wood and wood-based products against <br /> decay. See Section R317.1 for locations requiring protection. Details 1, 2, and 4 should specify <br /> the distance between the bottom of the floor joists to the exposed ground in the crawl spaces. <br /> Floor joists where closer than 18 inches to exposed ground should be specified with a <br /> preservative treatment. <br /> 7. Porch floor joists should be specified with a preservative treatment per R507.2.1 <br /> 8. The mechanical equipment in the garage should be shown to be protected from vehicular <br /> damage by a bollard or other approved protective method. M1307.3.1 <br /> 9. See Details 4 and 6 on Sheet A-5. Roof insulation should be updated to R-49. Note that R-38 <br /> insulation may be used only for single rafter or joist vaulted ceilings if the full insulation depth <br /> extends over the top plate of the exterior wall. See WSEC Table R402.1.1 note e. <br /> 10. A minimum 1" air gap should be provided between the insulation and roof sheathing per <br /> Section R806.3. <br /> 11. The architectural drawings should include a schedule listing the selected energy credits for the <br /> proposed project. WSEC Section R406 <br /> 12.
