Jose Villagomez
Cascade Cleanup and Restoration, Inc.
Plan Check Number: B2106-009, First Building Review
October 12, 2021
13. The plans should show that the building is required to undergo an air leakage test (performed
by a licensed 3rd party agency). The testing requirements should be shown on the plans
according to WSEC Section R402.4.1.2. See selected energy credits for additional requirements.
14. See selected energy credit option 3.5. The plans should specify the option being selected and
should specify the heating equipment type and the minimum equipment efficiency. WSEC Table
R406.3
15. See selected energy credit option 4.2. The plans should specify the option being selected and
should specify the heating equipment type and show the location of the heating and cooling
equipment.
16. See selected energy credit option 5.3. The plans should specify the option being selected and
should specify the water heating equipment and the minimum efficiency.
17. See selected energy credit option 7.1. The plans should specify the option being selected.
Structural
1. Braced wall lines should be identified on the construction drawings. R106.1.3
2. See APA Wall Bracing Calculator Project Report, Sheet A-1 and A-2. The maximum braced wall
line spacing for all residential structures in SDC DO — D2 is 25 feet, with two exceptions where
the code allows spacing of 35 feet (see IRC Table R602.10.1.3 and Item Number 3 in IRC Table
R602.10.3(4)). It appears that the braced wall line spacing is 40 feet for the two-story house
and this exceeds the maximum allowed of 35 feet. Please update the layout of the braced wall
lines to meet the maximum allowed distance and update the calculations in the APA Wall
Bracing Calculator Project Report.
3. Continuing with the previous comment, Braced Wall Line A on page 2 of the calculations should
be updated to a wall length of 26 feet. The first story wall on Wall Line A is not a continuous
60-foot wall. Also, calculations should be updated to Seismic Design Category D2 per EMC
Section 16.01.010(J)
4. See Sheet A-1. A braced wall system is required on the garage walls adjacent to the garage
doors and the back of the garage/entrance into the house. Plans should specify type, location,
and provide any required details. It appears that a detail for CS-PF is provided on a sheet not
numbered (next page after A-5). Plans should reference detail and specify location. Note that
(2) 3'-0" CS-PF braced walls on each side of the garage door opening may not meet the
required braced wall length for seismic and should be verified. See Table R602.10.3(3) for
bracing requirements based on seismic design category D2 and Table R602.10.3(4) for any
applicable seismic adjustment factors.
3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 3 of 5
