Some properties are also located in an area in which an overlay <br /> zone exists, which will be indicated on the zone map with one of the symbols shown <br /> below, attached as a suffix to the use zone. An overlay zone is a secondary zone which <br /> applies additional regulations or special review procedures, and which cannot be <br /> established without being attached to one of the use zones. Format. The format used for graphically displaying the various development <br /> standards which apply in the various use zones (not including the overlay zones) is a <br /> matrix format called the Development Standards Table, contained in Chapter 6. It is the <br /> intention of the Development Standards Table to indicate the various development <br /> standards that apply in each use zone, except the off-street parking standards. Development Standards. After finding that a use is permitted in a specific zone, <br /> go to the Development Standards Table in Chapter 6. This chart specifies a variety of <br /> development standards that apply to each zone, such as minimum lot area, minimum <br /> setbacks, maximum building height, sign category and landscape category. This Table <br /> may include special regulations that are indicated by a number inside of parentheses <br /> within a box or cell on the Development Standards Table. The special regulation <br /> corresponding to the number is listed on the page or pages following the chart. <br /> C. The B-3, M-1, and M-M zones have additional regulations that are not specified <br /> in the Use Tables or the Development Standards Table.
