6. Truck parking, repair and maintenance unless accessory to a permitted use <br /> located on the same lot; <br /> 7. Cement manufacturing; <br /> 8. Blast furnaces; <br /> 9. Smelting; <br /> 10. Drop forge industries; <br /> 11. Fertilizer manufacture; <br /> 12. Sanitary landfills; <br /> 13. Waste to energy facilities; <br /> 14. Solid waste transfer stations; <br /> 15. Sewage treatment plants; <br /> 16. Lumber, pulp or paper mills; <br /> 17. Cargo container storage; <br /> 18. Asphalt or concrete batch plant; <br /> 19. Other similar heavy manufacturing uses with potentially noxious impacts, <br /> as determined by the planning director, except as otherwise provided by this <br /> chapter. In making such a determination,the city shall use Review Process II and <br /> the notice and appeals provisions attendant thereto. <br /> Is hereby amended to read as follows: <br /> 27.020 Additional Development Standards in the M-1 Zone. In addition to the development <br /> standards contained in Table 6.1 of this Title, the following development standards apply to uses <br /> hereafter established in the M-1 zone. <br /> A. Building Design. <br /> 1. Prefabricated metal buildings and buildings with corrugated metal siding <br /> shall be prohibited. Exterior building finish for buildings located within three <br /> hundred feet of residentially zoned properties shall be approved by the planning <br /> director, using Review Process II. <br /> 2. Buildings with exterior walls greater than sixty feet in length shall be <br /> required to provide architectural modulation, in accordance with the following <br /> standards: <br /> a. Minimum modulation depth= 5 feet; <br /> b. Minimum modulation length= 15 feet; <br /> c. Maximum modulation length= 60 feet; <br /> d. Minimum height of modulation= 50% of height of facade; <br /> e. Any other method of architectural modulation which results in an <br /> equivalent or superior articulation of the building facade, which gives the <br /> building the appearance of not having flat facade surfaces for substantial <br /> portions of its length,based upon building plan elevations to be approved <br /> using Review Process I. Examples of acceptable architectural treatment <br /> include, but are not limited to, building facade modulation, orientation of <br /> doors and windows,varying use of building materials and colors, use of <br />
